One of the largest infrastructure projects in recent years is beginning in the very center of Nicosia. The municipality of the capital has officially launched the full reconstruction of the multi-story “Ledra-Ariadnis” parking facility, located near Ledra Street and the crossing point through the buffer zone. For residents, tourists, and office workers, this means nearly 10 months of temporary restrictions and changes to parking operations.
The renovation is part of a large-scale modernization program for the historic center of Nicosia, for which city authorities have allocated around €28 million. The main goal of the project is to make the old city more modern, comfortable, and convenient for both motorists and pedestrians.
How the Parking Facility Will Operate During Renovation
The “Ledra-Ariadnis” parking facility is considered one of the most in-demand parking areas in old Nicosia due to its location near the popular pedestrian Ledra Street, shops, cafés, offices, and major city routes. Hundreds of vehicles park there every day.
The facility will not be fully closed during reconstruction. The work will be carried out in stages, with the contractor shutting down three levels at a time while keeping access to the remaining floors open. This approach is intended to reduce pressure on neighboring parking facilities and minimize traffic problems in the city center.
During the final stage, the ground floor of the complex will be temporarily closed for approximately one and a half months to complete final construction and technical works. Municipal authorities have already warned drivers that the number of available parking spaces will be significantly reduced in the coming months, especially during peak hours and the tourist season.

What Will Change After the Reconstruction
After modernization, the parking facility will effectively become a modern “smart” complex. The building’s engineering systems will be completely replaced, new energy-efficient lighting will be installed, ventilation will be upgraded, and modern fire safety systems will be introduced. Special attention will be paid to digital technologies. The parking facility will feature a navigation and parking management system that will allow drivers to locate available spaces more quickly and reduce entry and exit times.
Solar panels will be installed on the roof of the complex, in line with Cyprus’ broader strategy of developing environmentally friendly urban infrastructure and reducing energy consumption. The project also includes the renovation of sanitary facilities, interior repainting, new industrial floor coatings, and modern road markings.
Why the Center of Nicosia Is Being Rapidly Redeveloped
In recent years, Nicosia has been actively investing in the development of the old city in an effort to restore its status as one of the island’s main business and tourist districts. At the same time, renovation works are already underway on Ledra and Onasagorou streets, public spaces near the old town hall, the Ochi market, and the Agios Antonios area.
The growing number of students is also placing additional pressure on infrastructure. Following the expansion of the university campus in the city center, the daily flow of people has increased significantly, intensifying the shortage of parking spaces.
Real estate market experts note that the modernization of urban infrastructure is positively affecting the value of commercial and residential properties in old Nicosia. Interest in renting and purchasing properties in the historic center is gradually increasing among both local residents and foreign investors.
What Drivers Need to Know Right Now
The municipality recommends that motorists plan their trips to the city center in advance and take possible delays in finding parking into account. In the coming months, neighboring municipal parking lots and private parking facilities are expected to experience increased demand.
Authorities are also considering expanding short-term parking zones and improving transport connections with the city center in order to reduce the number of vehicles in the historic part of Nicosia. The reconstruction of the “Ledra-Ariadnis” parking facility is expected to be completed in 2027. After modernization, the facility will become one of the most advanced parking complexes in the center of the Cypriot capital.
